Maintenance & tune-ups

Balance, hardware, rollers, cables and safety sensors. The visit that catches the spring before it takes your Saturday.

What a tune-up
actually covers

Balance test first, because everything else follows from it. Disconnected from the opener, a correctly balanced door stays put at waist height. If it drops or rises, the spring tension is wrong and the opener has been carrying weight it was never meant to.

Then hardware torque on hinges, brackets and the bottom fixtures; roller and bearing condition; cable and drum inspection; track alignment; weatherseal; opener limits and force settings; and a live test of the photo-eye reversal and the down-force reversal.

You get told what is worn and roughly how long it has, so replacements get planned rather than discovered on a Sunday morning.

Doors that get one annual service outlast doors that do not by years, mostly because the spring and opener stop doing each other damage.
